Fannie Mae, Freddie Mac, and the Federal Home Loan Banks (FHLBs) are government sponsored enterprises (GSEs). They bring capital to the housing and multifamily markets. GSEs roles are critical in providing liquidity, affordability, and stability to the commercial and residential mortgage markets. Medallion Funds has solid relationships with lenders nationwide who offer GSE loans to our clients.
These mortgages are offered by banks, credit unions, and other institutions which are insured by FDIC. Banks require personal guarantees, global cash flow strength from sponsors and projects, and reserves amongst other stipulations. Generally, regional institutions will offer loans of up to $1 million, whereas the national banks will offer larger loan amounts. Banks offer fixed and floating rates and terms of up to 15 years with amortization of up to 30 years.
Commercial Mortgage Backed Securities (“CMBS”)
As a mortgage intermediary, Medallion Funds is deeply involved in helping our clients secure financing for commercial real estate, and multifamily properties.
